MOSS Building & Design undertook a comprehensive two-story addition for this Fairfax, Virginia home, expanding the footprint by approximately 27 by 12 feet to create an entirely reimagined kitchen, a new primary suite, and a powder room. The project began with significant structural work: an existing load-bearing wall between the kitchen and dining room was removed, a new LVL beam was installed to open the kitchen-to-living-room connection, and the addition was tied into the existing house using a flitch beam. A slab-on-grade foundation with continuous concrete footings anchored the new structure, while pre-manufactured roof trusses and exterior vinyl siding were carefully selected to blend with the home's existing character.
