The Story

The Vision Behind This Project

The Challenge

MOSS Building & Design undertook a comprehensive two-story addition for this Fairfax, Virginia home, expanding the footprint by approximately 27 by 12 feet to create an entirely reimagined kitchen, a new primary suite, and a powder room. The project began with significant structural work: an existing load-bearing wall between the kitchen and dining room was removed, a new LVL beam was installed to open the kitchen-to-living-room connection, and the addition was tied into the existing house using a flitch beam. A slab-on-grade foundation with continuous concrete footings anchored the new structure, while pre-manufactured roof trusses and exterior vinyl siding were carefully selected to blend with the home's existing character.

Materials & Finishes

Primary Bathroom The primary bathroom was designed around a cohesive, spa-forward aesthetic, anchored by the BSS-Allaria-T60006-SC-BL shower set — a statement system that brings a refined, coordinated look to the dual-head shower enclosure. The Wedi shower floor and wall system provides a waterproof substrate beneath the floor-to-ceiling ceramic and porcelain tile, while a Dulles Glass and Mirror glass enclosure gives the shower a clean, semi-frameless finish. Dual vanities are appointed with undermount sinks and matching faucets, with accessories including a towel ring, towel bar, and paper holder selected to complement the suite's finish palette. A dedicated bath fan handles ventilation, and a wall mirror completes the vanity wall with understated polish.

Kitchen The kitchen strikes a balance between warmth and function, centered on semi-custom cabinetry with plywood box construction, full-overlay fronts, dovetail drawers, and soft-close hardware throughout — finished with carefully chosen cabinet hardware selected during the design process. The countertops anchor the space with a grounded, natural material presence, and a ceramic and porcelain tile backsplash adds texture and depth. The sink and faucet were selected as part of the plumbing fixtures allowance, joined by a garbage disposal tucked neatly beneath. Appliances — including a refrigerator and dishwasher — complete the suite, with a gas range connection relocated as part of the structural work.

Powder Room A crisp, well-appointed powder room serves the main level of the addition. Ceramic and porcelain tile flooring with a marble threshold grounds the space, while a vanity cabinet with an undermount sink and coordinating faucet keeps the design clean and intentional. A toilet with trip lever and seat, a mirror, and accessories round out the room — compact in footprint, considered in every detail.

Flooring & Paint LVP flooring — selected through the vinyl and laminate flooring allowance — runs through the primary bedroom, a secondary bedroom, and the upstairs hallway, creating a unified, low-maintenance surface across the upper level. The home's paint palette draws from two carefully chosen colors: Tradewind and Softened Green, both selected to bring a calm, nature-adjacent warmth to the newly finished spaces. [Carpet was included as an allowance item; specific room placement not indicated in source data — review recommended.]
