The Challenge
This sweeping whole-floor transformation in Fairfax, Virginia reimagined a dated kitchen and its surrounding spaces into a cohesive, chef-caliber living environment. MOSS removed a load-bearing interior wall — engineering and installing a flush LVL beam to open the kitchen to the adjacent sunroom — while simultaneously reconfiguring a butler's pantry, laundry room, mudroom, and storage closet to create a seamless flow throughout the main level. A new 100-amp electrical subpanel was installed to support the expanded appliance suite, and all new water supply lines were run using the Uponor PEX plumbing system. A new picture window with Low-E glass and argon fill brings natural light into the refreshed space, and 2¼" red oak hardwood flooring was laid and blended with existing adjacent floors throughout the kitchen and connecting rooms.

Interior wall cabinet LED strip lighting, controlled by the same dimmer as the undercabinet tape lights, adds a soft ambient glow that makes the upper cabinetry feel intentional at every hour of the day.
Laundry Room Built for efficiency without sacrificing finish, the laundry room pairs an LG 27-inch smart front-load washer with a coordinating LG 27-inch smart electric dryer — a matched set that brings quiet, high-capacity performance to the space. Custom cabinetry with Top Knobs TK1066HB hooks, a built-in hamper, and pull-out shelves keep the room organized and functional. A quartz countertop provides a durable folding surface, completing a laundry room that works as hard as the rest of the home.
