Primary Bathroom The primary bathroom was conceived as a true retreat, anchored by the Hydrosystems Denali 70" freestanding soaking tub paired with a Kohler Tempered floor-mounted tub filler with built-in diverter and hand shower in matte black. The custom shower runs a Kohler Awaken pressure-balanced 2.5 GPM shower system in matte black, enclosed by frameless glass and finished with a fabricated Midnight Galaxy quartz bench top, knee wall cap, and threshold — a dramatic contrast against the tile surround. Two vanities are topped in Cambria Whitney quartz, each with a Kohler Verticyl Rectangle undermount sink in white, while a McClure dual-flush elongated toilet anchors the private water closet. Livingstone Grigio 24"×24" porcelain tile covers the heated floor, and a Charme Evo Calacatta Black mosaic 12"×10" accent tile adds depth to the shower surround. A Prominence Home 50-in Matte Black LED wall-mount electric fireplace with remote control brings an unexpected, enveloping warmth to the space. Ventilation is handled quietly by a Panasonic 100 CFM 0.6-sone condensation-sensing Energy Star certified bath fan.

Hall Bathroom Rethought from the studs out to accommodate the new master suite entry, the hall bathroom strikes a clean, modern note. A Kohler Archer three-wall alcove soaking tub serves as the room's centerpiece, dressed in an Ariel Hepburn tub surround. The vanity pairs with a Kohler Caxton vitreous china undermount rectangular sink, and tile selections layer Whitney Signature field tile with Essence Montauk Grey and Charme Evo Calacatta Black accents for a sophisticated, multi-toned floor and wall finish. Door hardware throughout is Kwikset Breton Privacy in matte black, and a Panasonic 100 CFM 0.6-sone condensation-sensing Energy Star certified bath fan keeps the space fresh.

En-Suite Bathroom The secondary en-suite takes a softer, more intimate approach. A Home Decorators Collection Hanna 24-in single-sink vanity in Spruce Blue with a white engineered stone top introduces a quiet pop of color against the tile backdrop. DalTile Color Wave Winter Blues mosaic tile and Satori Ikon Glacier 12"×24" matte porcelain subway tile — used on both the floor and walls — keep the palette cool and cohesive. A dedicated shower system completes the space.

Staircase & Second-Level Flooring Sonoma Hybrid luxury vinyl plank flooring runs continuously up the staircase and across the entire existing second level, carrying through into the new master bedroom for a seamless visual connection between old and new. The stair railing and knee wall were rebuilt with an updated trim profile, and stair risers and stringers were painted to complement the new flooring — a finishing detail that ties the vertical transition together with intention.

Second-Floor Windows & Doors A custom interior trim upgrade gave the existing second-floor windows an entirely new presence. Layered profiles built from 1×2, 1×3, 1×4, and 1×6 primed finger-joint pine boards frame each opening with architectural depth, while all new doors and windows throughout the addition received Colonial trim for a consistent, elevated surround. A Schlage matte black pocket door pull and square-corner plain-bearing mortise hinges in satin nickel handle the hardware details with understated precision.
