The Story
The Vision Behind This Project
The Challenge
This Arlington project transformed an existing rear deck into a fully enclosed screened porch, creating a true four-season outdoor living space for a home in the established Waverly Hills neighborhood. The work began with relocating an HVAC unit to a code-compliant position, then demolishing the original deck — framing, boards, railings, posts, and steps — down to grade.

Screened Porch The porch ceiling anchors the space with a classic beadboard finish, its painted surface complementing the exposed rafter framing above. Overhead, a Ferguson ceiling fan — selected through the lighting fixtures allowance — brings both air movement and a polished focal point to the room. The refined fixture choice ties the rustic structural elements to a more finished, livable aesthetic, making the transition from indoors to out feel seamless rather than abrupt. [Selections limited to ceiling fan fixture; all other material finishes to be confirmed against project records — review]
