MOSS Building & Design completed a comprehensive outdoor living space transformation in Sterling, VA, featuring the construction of an approximately 20'x16' composite deck with an integrated vinyl pergola. The project included complete demolition of the existing pressure-treated deck and removal of a designated built-in HVAC unit from the garage exterior. A robust foundation system was engineered with nine concrete pier footings, each approximately 24 inches deep and 24 inches square, to support the new structure built with 6x6 pressure-treated posts and pressure-treated joists. The deck surface features premium composite decking and stairs in client-selected finishes, topped with an elegant vinyl pergola that enhances the outdoor entertainment area. Specialized lighting was incorporated with eight deck stair riser lights to provide safety and ambiance during evening use. All exterior siding affected by the HVAC unit removal was professionally patched and finished to maintain the home's aesthetic integrity. The project was executed in full compliance with Fairfax County building codes and included comprehensive architectural, engineering, and design services, as well as all necessary permits and inspections.
