The Challenge
MOSS Building & Design transformed a Northern Virginia home with a thoughtfully designed 18-by-8-foot addition on the right side of the house, expanding the footprint to accommodate a new primary bedroom and a fully appointed bathroom. The work began with the careful demolition of existing exterior walls and the front roofline, which was extended and rebuilt as a dormer with insulation rated to R-60 — a meaningful upgrade that improves both comfort and energy performance. New exterior walls were framed and insulated to R-19, then clad in vinyl siding matched to the existing home, preserving the cohesive character of the façade. Two energy-efficient vinyl windows bring natural light into the addition, and a structural LVL beam was installed to support the new load path. A dedicated mini-split HVAC unit ensures the new space is independently and efficiently conditioned year-round.

Bathroom The new bathroom was conceived as a calm, well-layered retreat, with every fixture and finish selected to work in concert. The vanity, sourced through Ferguson, anchors the double-sink layout, paired with faucets from Build.com to complete the look at the sink wall. The shower system — also through Build.com — brings together a shower valve, trim, arm, flange, and shower head as a cohesive set, while the tub filler and rough-in valve serve the freestanding soaking tub, which was selected with its drain included. Accessories throughout the space include a towel ring, paper holder, robe hook, and a 24-inch grab bar from Tilebar, with an additional grab bar rounding out the safety and convenience details. The TOTO toilet and a wall mirror complete the primary fixtures. The shower is enclosed with a glass door by Dulles Glass and Mirror, and tile materials were supplied through MOSS. Ventilation is handled by dedicated shower and toilet exhaust fans, while vanity lighting — on its own independent switch — provides layered illumination that can be adjusted to suit the moment.
Bedroom The bedroom addition carries the warmth of the existing home through its floors: new oak hardwood, supplied and installed by MOSS Flooring, was carefully matched to the existing material and stained to align with the hallway floors in the kids' bedroom, creating a natural, uninterrupted flow between spaces.
