The Challenge

This comprehensive two-story addition project in Woodbridge, VA transformed the home's living spaces by adding approximately 187 square feet per floor. The scope included constructing a new dining room on the first floor and expanding the basement family room, requiring significant structural modifications including removal of load-bearing columns, installation of engineered beams, and foundation work.

The Approach

The project involved demolishing the existing deck, gas fireplace bump-out, and portions of the basement exterior wall to accommodate the new footprint. All new construction was seamlessly integrated with the existing home, including matching exterior finishes, roofing, and siding.

The Result

The interior finishes featured Brazilian cherry hardwood flooring with custom staining in the first-floor spaces, new carpeting in the basement addition, and complete mechanical system extensions. The addition included ten new double-hung windows with transoms, a full-light exterior door, custom lighting packages, and HVAC ductwork extensions. All work was completed to exceed county building codes with proper permitting, engineering services, and professional design guidance throughout the construction process.
