MOSS Building & Design undertook a substantial ground-up addition at this Manassas, Virginia property, constructing an approximately 2,700-square-foot detached structure purpose-built to serve as a multi-functional facility. The new building encompasses a kennel area, break room kitchen, office bathroom, laundry room, and dedicated storage — all designed and engineered to meet or exceed Prince William County code requirements. Structural framing was executed with 2x6 exterior walls sheathed in OSB and house wrap, pre-manufactured roof trusses over OSB decking, and 3/4" tongue-and-groove subfloor over joist systems. The exterior was finished in James Hardie HardiePlank ColorPlus pre-finished lap siding at a 7" exposure, complemented by composite soffit, fascia, and rake boards, and topped with 25-year asphalt shingles with ice-and-water shield, hidden ridge vent, and seamless aluminum gutters and downspouts. Inside, the building was fully conditioned by two energy-efficient residential heat pump systems, each with dedicated ductwork, returns, and registers, plus an ERV system to maintain indoor air quality in the kennel area. All new water supply lines were run in Uponor PEX, serving a break room kitchen sink, dishwasher, and refrigerator; a full bathroom with pedestal sink and toilet; and a laundry room with washing machine hookup and laundry tub. A 200-amp electrical panel anchors the electrical system, which includes code-compliant GFCI outlets, LED recessed lighting on dimmer controls, under-cabinet LED tape lighting, and six coach light fixtures at the garage and entry doors. Insulation was upgraded mid-project from fiberglass to mineral fiber batts at the exterior walls, with R-49 blown insulation at the attic ceiling. Walls and ceilings throughout finished areas received 1/2" drywall — with 5/8" fire-rated drywall in the garage-adjacent spaces and DensGlass installed in the kennel area for added moisture resistance — all taped, skimmed, sanded, and primed for paint. Finished spaces received Tamarack Waterproof Core luxury vinyl plank flooring, paint-grade base and door trim, and eight pre-hung six-panel interior doors with Schlage or Kwikset hardware. The break room kitchen was outfitted with semi-custom Hampshire cabinetry in plywood construction with full-overlay fronts, dovetail drawers, full-extension glides, and soft-close hardware throughout, paired with Steel Grey Honed countertops from Euro Stone Craft and a ceramic tile backsplash. The office bathroom was tiled in DalTile ceramic and porcelain with a marble threshold. Acoustical Surfaces Studio 6 sound-reducing windows were incorporated alongside vinyl double-hung and fixed clerestory windows, and a white insulated overhead garage door with windows and opener completes the exterior.
